THE SEPTEMBER VIEW

The market isn’t simply getting more expensive.

It’s becoming more selective.

The Sotogrande property market enters autumn 2026 with buyer enquiry levels broadly stable, but purchasing power noticeably higher. But purchasing power has increased. At the same time, the properties many buyers still want — particularly genuine renovation opportunities below approximately €1.5 million — are becoming harder to find.

Sellers are responding to rising headline prices with increasingly ambitious expectations. New-build and key-ready homes continue to command substantial premiums. Renovation demand is testing local construction capacity.

The result is not simply a rising market. It is a market in which the difference between the right property at the right price and an ambitious asking price is becoming increasingly important.

BUYER DEMAND

Buyers have more money.

The projects they want are harder to find.

Enquiry volumes at Schellhammer Estates are broadly comparable with last year. The more significant change is the financial profile of incoming buyers.

We are seeing considerably more clients with substantial budgets, alongside increasing interest from Eastern Europe and the Middle East.

Demand for renovation opportunities remains strong. What has changed is supply: convincing villas and houses with genuine potential below approximately €1.5 million are becoming increasingly difficult to find.

NEW BUILD

Key ready isn’t just convenient anymore.

Certainty has a price.

Buyers remain willing to pay a premium for completed contemporary property — and that premium is increasingly about more than architecture and specification.

A completed or key-ready home removes exposure to planning delays, construction programmes, contractor availability, material-price movements and the management burden of a major build.

LA ALCAIDESA

Alcaidesa is having its moment.

New homes. Five-star hospitality. Maturing amenities. Infrastructure investment.

If one area currently demonstrates the pace of change particularly clearly, it is La Alcaidesa.

Multiple new residential developments are under construction, bringing substantial new-build supply and buyer attention to the area.

At the same time, Fairmont La Hacienda and OKU Andalusia have strengthened the area’s hospitality proposition, while the commercial offering around the plaza has consolidated significantly.

Recent investment in local electrical infrastructure adds another layer to the story. The cumulative effect matters more than any individual project: Alcaidesa is increasingly becoming a destination in its own right.

THE ONE TO WATCH

Torreguadiaro.

Beach. Restaurants. Lifestyle. Rental demand.

Torreguadiaro is increasingly appearing on buyer shortlists. Its appeal is straightforward: proximity to the beach, an established restaurant scene, a compact village environment and the potential for strong tourism-rental demand where the property and applicable regulations permit it.

The most recent published asking-price indicator was approximately €3,889/m² in July 2026, only modestly above the previous year.

That contrast is interesting. Buyer attention appears to be increasing faster than the headline price data currently suggest. For us, Torreguadiaro is one of the local markets worth watching particularly closely.

PUEBLO NUEVO DE GUADIARO

Buyers are reconsidering the map.

Another quieter change is taking place immediately outside Sotogrande.

Properties in Pueblo Nuevo de Guadiaro that had remained available for extended periods are beginning to transact, while buyers who initially focused exclusively on Sotogrande are increasingly prepared to broaden their search.

One recent Schellhammer client originally searching within Sotogrande ultimately chose an independent house in Pueblo Nuevo.

Idealista’s combined San Enrique–Guadiaro–Pueblo Nuevo asking-price indicator reached approximately €2,701/m² in August 2026, up 24.3% year-on-year.

RENOVATION & CONSTRUCTION

Demand has exploded.

Capacity hasn’t.

At Sotogrande Projects, incoming renovation and construction demand has increased more than threefold compared with the previous period.

That is our own operational observation rather than a sector-wide statistic, but the pressures behind it are visible more broadly: skilled-labour availability is tight, labour rates are under pressure and material costs remain elevated.

Spain’s official construction indicators show building and rehabilitation costs approximately 5% above the previous year, while construction labour costs have also risen by around 5%.

THE RENOVATION QUESTION

A new kitchen doesn’t make an old house new.

Cosmetic renovation can transform how a property photographs while leaving decades-old infrastructure untouched.

Electrical systems, plumbing, waterproofing, insulation and underlying construction condition can matter considerably more than the visible finishes.

COSMETIC

Improve.

Modernise a fundamentally sound property.

COMPREHENSIVE

Renovate.

Address infrastructure as well as appearance.

REDEVELOPMENT

Start again.

Where the plot and address justify a completely new property.

FOR SELLERS

If the price is right, the property sells.

Rising market indicators inevitably influence seller expectations. We are seeing owners become more ambitious with asking prices, including properties whose asking prices are increased during the marketing period.

An appreciating market does not automatically validate every asking price.

Plot, orientation, age, construction quality, condition, views, redevelopment potential and micro-location can matter more than a headline €/m² average.

As asking-price dispersion widens, the distinction between market-supported value and seller aspiration becomes more important, not less.

PRACTICAL IMPLICATIONS

What does this mean now?

FOR BUYERS

Preparation matters more.

Buyers searching below €1.5 million for a meaningful renovation opportunity should be prepared to move when the right property appears.

Buyers considering construction should build time, professional fees, construction inflation, skilled-labour availability and project management into the comparison with a completed property.

And when comparing new build with resale, recognise that part of today’s premium represents certainty and immediacy, not simply specification.

FOR SELLERS

Positioning matters more.

The market remains supportive, but higher asking prices make accurate positioning increasingly important.

Owners should distinguish between an appreciating local market and the individual value of their own property.

Broad exposure is valuable. Repeated, inconsistent exposure is not. One coherent presentation can still be distributed extensively across portals, MLS networks, international agents and direct buyer channels.

SEPTEMBER CONCLUSION

A market becoming more selective.

The underlying market remains active, but the opportunity set is changing.

Buyers have more capital. Sellers have higher expectations. Affordable renovation stock is scarcer. New-build and key-ready properties command a premium partly because they remove development uncertainty.

Alcaidesa is undergoing rapid residential and hospitality-led maturation. Torreguadiaro is attracting a new wave of buyer interest. Pueblo Nuevo is beginning to benefit from buyers widening their search beyond Sotogrande.

Meanwhile, renovation and construction demand is running into the practical constraints of labour, costs and time.

The gap between the right property at the right price and the wrong property at an ambitious price is becoming increasingly important.

For buyers and sellers alike, local knowledge matters more when headline averages tell less of the individual story.
